Septic inspections for buying or selling

At the lake, the septic system can be the most expensive surprise in a home sale. An inspection before closing tells you where it stands.

What an inspection covers

  • Locating the tank and lateral field
  • Pumping and checking the tank, baffles and any pump or alarm
  • Looking for signs of a failing field
  • Comparing the system size to the house as it is used today

Loan evaluations

Some lenders require a septic evaluation. Camden County publishes a list of licensed inspectors and loan evaluators (Camden County Waste Water).

For buyers

An undersized or failing system on a lakefront lot may need a permitted replacement under the county's lakefront rules. Knowing that before you close lets you negotiate.

Common questions

Who pays for the inspection?

Usually the buyer, though it is negotiable. Sellers sometimes inspect first to avoid surprises.
